Pathway Devens Biomanufacturing Campus, Devens, MA

Wagner Hodgson has been working with King Street Properties on the master plan for their 45 Acre Bio Manufacturing campus in Devens Massachusetts.  Located within the Devens Regional Enterprise Zone, the project is an ambitious re-purposing of former military lands into a manufacturing and tech hub.  700,000Sf of building space is spread over 6 building sites and represents $1B in investment in the Enterprise Zone.   The landscape master plan weaves together the buildings into a cohesive, pedestrian friendly work environment.  To offset the largely rectilinear campus the master plan introduces large sweeping curves that compliment the architecture while offering an elevated pedestrian experience.   Lawn areas are limited to spaces immediately adjacent to buildings, leaving most of the campus as native meadow.  Much of the excavation necessary has been utilized on site in the form of sculptural landforms that reflect the adjacent rolling hills, add visual interest and reduce the impact of this campus to the valley view shed.  An Amenity building named “the Canteen” offers a place for employees to gather in a central industrial inspired space for drinks, meals, meetings or exercise.
